Landlord Wahala....

Some Landlords dont deserve to be called such at all...




Hello Stella,

please post on your blog someone might be able to help.
Going into details will take a lot of space but let's just say since I moved into this house in December it's been one problem after another. 

Our Landlord has a petrol station in front of the house and has his own transformer so it made so much sense for us to use the transformer,when there is no 'Nepa' light he switches to the Gen, so we were supposed to have light 24/7 which was the major catch that made me agree to pay so much for this house. We moved in, bought unit only to realise that #2,000 can only get you 21units, ordinarily #2000 can get you around 95units from Nepa direct. 21units won't even last for 4days no matter how many appliances you don't use(my Ac became a box for decoration). 


I figured it was better than no light. The guys in my compound revolted that it was too expensive, the man said okay he will increase it to 40units within a few weeks. 2weeks passed no show, the boys tampered with their meters and weren't buying his cards again. They told me what they did but the Libra in me that is all about fairness no gree do. Nepa brought a bill for the man 3rdweek in Jan for 250k(mind you this is for the petrol station, the shops he had there and two 3story buildings he has).As we dey buy unit Nepa bill no suppose concern us o, the man made copies and gave us all, the we are not buying enough cards.



 Stella that was the beginning of our issues. For 3weeks now no light, he said he is resolving it, that he found out about the meter tampering,his lawyer served 3 of the boys with some notice to pay 53k each, dem no gree, he said he found out it wasn't only them, that they said it was everybody. So he said he needs 150k from all of us, the boys no gree. We have been in darkness while he enjoys light. In one month,i spent 24k buying units to only put on freezer, TV and fan. My boy has rashes all over his body from heat, I stay awake fanning him through the night and still go to work in the morning. Stella I am tired and weak.


 I am sending this mail cause I called the man to ask him the way forward cause he said everything will be resolved yesterday, this man told me I should go and tell them to contribute his money. I lost my cool, yelled at him, he hung up,i went to his house he is not there. 


Tell them to contribute his money cause I am their landlord or what?(I had advised that he call a meeting and talk to us all let's resolve this, he refused) I am boiling with anger and I want to move out, if I had moved from the initial stage I won't be here going through this. 


If anyone knows where I can find the Lagos state landlord/tenant tribunal kindly direct me or tell me what my options are(for the lawyers).

If only you know that some Naija tenants are fraud!! They pay you 1yr rent and they want to stay 2yrs free because of Fashola stupid law.. if any tenant try me with that nonsense he or she will dissappear on the surface of this earth because most landlord build their houses on loan with the hope of repaying with rent proceed only for one useless tenant to now want to reap where they did not sow? I swear I will terminate such useless life and God will forgive me.... MOVE OUT WICKED TENANT

    6. Jude ikweze & EMEKA OKOye has been living in my Uncle's house For15months without pay only for their funny lawyer asking for waiver so they can pack. Many tenants are devil. Esp in lag cos Lagos law favours tenants more.

    8. Why do people give themselves unescessary pressure? My landlord increase my rent to 2.5m from 2m after 2yrs which I think is reasonable but I can't afford it so I asked for free 3months grace and moved. End of story

    1. Bloglord it's not easy gathering money to move out especially during recession. All these house that promise 24/7 light and you pay upfront are usually fraud. Landlord use this scheme to rip their tenants off. Poster can't you buy generator and be using or that one is forbidden in his compound.

      My landlord adds 10k every year on his rent. After gathering the money, he'll use it to pay offering in his church thinking he'll go to heaven. I just dey pity am. Greatest juju man.

    Do you cherish your life and that of your son atall?..
    What if there is a fire outbreak or something?...
    Manage and park out when your rents expires!...
    Some of you tenants are troublesome!...it would be a different story if we hear the landlord's side of the story!...

This your comment is fair,am pleased,some tenants are tenants from hell.i know it's both ways,but there's always an easy way out for the tenants if not pleased then move out.on tye other hand,I don't think I can Pity any tenant again after one of our tenants too advantage of the goodness of our heart,owed 5yrs rent in millions of naira in a 3 bedroom flat he rented from us.he even stop greeting us oo and he didn't pay and refused to move out.when he eventually left,we later heard he moved into his own house that he was building while he lived in our house without paying for 5 good years and 3weeks,is that not wickedness.some tenants can be so horrible especially if you're kind to them.we learnt our lesson.we lost millions due to this but we are just happy he's gone.

    4. No, Institute an action for recovery of debt. He has to pay your mense profit and arrears of rent seriously. It would be fast bcos it will be a magistrate court.

  11. Dear poster, I'd advise you to resolve this issue with your landlord amicably without involving any tribunal or lawyer. Honestly, if you do, the case will drag on endlessly, you'll still be in darkness, you will still be buying units and your landlord will become your enemy. At the end of it all, you will still leave his house for him. Ask yourself, is it worth it?

    From what I have seen in my life, some tenants make landlord regret ever renting out an apartment to them. Now, the tenants who caused this brouhaha do not give a damn, yet everyone is suffering from it. Just try and approach your landlord and explain things to him. Hanging up the phone is not the solution. All the best

    1. So many troublesome tenants. One dragged my dad to a tribunal last year. The tribunal ended up begging my dad to extend his stay since he doesn't have enough to renew nor relocate. We were adamant! We refused to give him quit notice as he was yelling for instead we ensured he moved out the day his rent expired.

      Lagos tribunal is somewhere at motorways or so.

      To be a landlord no easy for Lagos. What gave those guys the effontery to tamper with meter they didn't buy

My advice to any tenant owing is to begin the landlord with installment payment until they can afford to move out peacefully because my colleague at work took her landlord to court and lost her life in the process, I'm not saying the landlord did anything to her on but how do you explain sudden attack on her? Some hoodlums ambush her on her way from work, Raped her, stole her honder CRV suv and dump her naked body in the gutter.. landlord wasn't charge because the incident didn't happen at home, our MD tried helping in the investigation but her mum asked to stop. I strongly believed the landlord is involved. Since this horrible experience in urge people to be careful with their landlord or quietly move away to where they can afford

The problem here is the fact that he has a transformer, i think a certain amount is being allocated to every transformer( e.g every bank branch has a transformer, the monthly bill is very huge whether you have light or not),this needs to be sorted once and for all to avoid stories,so far he has a transformer he has to pay what has been allocated.
    I wonder why we can't have constant power supply in Nigeria so at least you get value for your money. Ghana,Cote D'Ivoire and smaller African countries have constant power supply.

The landlord served the tenants letter today saying rent as increased from 3.2m to 4,000,000m for no suitable reason or reasons... The guy does not know how to cope self inside recession...... Wife is sacked, children Schl fee and many other things.....

  18. Abeg, move out of that compound if you can as soon as your rent expires.Living there with petrol station at the front of the compound is a big risk.Ask God to take over the Landlord's heart, go and talk to you.By God's grace he will resolve the issue to your favour.

    3. @ AmaCastel God bless you for your comment. Imagine after your struggle to build house one miserable low life now wants to take advantage of your sweat? One of My father tenants tried using but she's alive to give her testimony thank God for that since then the other tenants adjusted lol! We prove to her that in this lagos people will push you to go to court but will they also give you bodyguards and police for protection? To build house na moimoi abi we know get poor people for our family that needs free rent ni? So you'll owe me plus take me to court and still sleep well in my house?

    Its regrettable though but the best advise is to move out because your landlord is obviously a perpetual trouble maker and a shameless exploiter!

He is o, found out this evening that the man settled Nepa and is now insisting we still pay him 150k so he can connect us to the Nepa transformer this is after making us pay 20k for connection to Gen and meter installation the day we moved in as if I will leave his house with the meter and wires.Smh

  23. Check out the Lagos State's Citizens Mediation Centre at Alausa (Motorways building). Google it to confirm the address but it's been just about six months a friend of mine visited the place and they were able to help him resolve the disagreements he was having with his tenants peacefully.

  25. It is well. Faced something similar when i was serving in sokoto . When i was about moving in, the landlord told us all that he has a big gen should nepa takes light, we will always have light and water. Barely, a week i moved in,the tap stopped running as there was no longer frequent electricitycos of d hot weather. His landlo will pump water for his family alone and even be giving outsiders bt his tenants, for where? We talked to a point we stopped complaining, my neighbor started buying water for his family and i, as per being the only corp member in d compound. This man suddenly started beefing us that we cant come and beg him to pump water from his compound to ours. My neighbours insulted him ehn and dey all vowed to move out. Few weeks after i left sokoto, i heard dey all moved out without their rent expiring.

If I can afford to, I would have but the man is refusing to refund anyone. 800k for rent, 80k each for agency, caution fee and agreement(240), then 20k for meter and connection to gen,90k service charge. Then add the cost of moving(electrician,catpenter,Dstv,moving truck) all these expenses incurred few days to Christmas yet as normal people are sleeping I am awake acting as fan for my son. Some people will not go unpunished in this life

    Your best bet would be to move out. It's not going to be worth it having to start trouble with your landlord.
    You even endured for too long.21 units for 2k is crazy.
    I get 86 unit for 2k,and it barely last a month. We can't even leave all the bulbs in the house on. I haven't put on the AC for months cos I cant afford to. I'm just imagining the huge amount you spent on light. Try and resolve things amicably with your landlord, or you move out pls.

    1. My dear, 22k spent in a month. I convinced myself it was better than the trouble with gen and I would have continued managing if not for the no light at all now. And to think Nepa provides 18hrs daily power supply to the estate and this man is ripping us off like this.

  29. Go to any local govt. around u. There is Mediation centre in almost every Local govt. in Lagos. Don't bother to face the Landlord again, it doesn't worth it. Mediation centre will sort things out pele.

  30. ANON 9:53pm in Germany here the tenant is always right and you have no right to throw them out..A tenant can take you to court and claim different blah blah blah and you must wait until they move on..you cannot/are not allowed to force anyone to become homeless.

    Infact if a tenant sues you,na pray you go begin pray cos they can decide not to pay whilst the case is on.....Its horrible and that is why we are happy that the tenant we have is very very loving and has no time for this kinda stress.
    My father in law has been dealt with before and he wasnt even allowed by law to shut down the heater to force the tenant out.....by the time the tenant was moving out,he had damaged some things in the flat and my FIL had to renovate after he moved.

Thanks for posting Stella, it's apparent some people read without understanding and others just want to see their comments.i wouldn't have minded paying my 15k share of the money but others think the man is taking us for fools that can't do anything.found out tonight they have gotten a lawyer involved and would serve the man tomorrow.Will keep you(and those that like complete amebo like myself)updated.

My friend makes 180k a month, married with a son, wife is a petty trader with no guarantee income but lives in 1.2m yearly rent forgetting the son school fee, feeding and maintenance allowance, he borrows money from us steady got loan from the office so imagine how much he takes home after paying part of the debt talkless paying landlord rent, we advice him to move to a cheaper apartment but his excuse is the son school. Microfinance towed his car away from our office which is very shameful and my boss threatened to fire him if he doesn't clear the debt, always under unnecessary pressure. Sincerely what advice can you render him?

I can't stand men with chicken noodles brain!!! Plan your expenses according to your income when your income changes then you can upgrade.....I don't see sense in living in a house you can't afford, the woman should leave petty trade and get a regular income job to support her hubby
