Sunday In House Gists - Paying Rents Yearly Versus Paying Monthly..

 There is nowhere around the world where people pay rents in bulk but it happens in Nigeria and this is a big brother for people who dont earn in bulk....


Is there anyone who pays rent monthly in Nigeria? what is th package with your landlord/landlady?

Housing is a big problem in Nigeria!

When you are evicted you need to pay through your behind to get a new place as the landlord will collect Lawyers fee, agent fee and caution fee all in the rent....

  1. I join contribution in my office in order to raise my rent. Just last week, my landlord informed me that he wants to increase the rent. I objected because I have just few days to the expiration of my rent.

    I insisted he should give me at least 6 months notice. I'm still waiting to hear from his lawyer. I just tire.

    2. Pretty girlie, yes please stand on your right. He has no right to communicate rent increment a few days to when the next year rent is due, and if he wants to give you quit notice then that's his loss, you are allowed by law to stay there for 6 months foc.
      Anon 14:52, that yearly rental cannot work here, even the citizens no get that kain money.
      We had to pay over 10k CAD for 6 months upfront rent last year, just because landlords were unwilling to rent out their houses to new immigrants/those with no or bad credit score, omooo account enter red o. Thankfully for provision.

    3. @Dainty T, which law allows you to stay in someone’s house for 6 months after quit notice? Please quote where to find the law.

      Infact in Lagos now, a landlord can give you as little as 7 days quit notice especially where you are owing rent. The court will make you pay every kobo you owe in full for whatever length of time you stay there. Nothing is free.

    4. As a landlord, I would rather leave my houses empty than to allow any Nigerian tenant pay monthly. If the government decides to make monthly rent the law, then they should build enough housing for their citizens because I will promptly repurpose my properties. I understand that the country is hard but the reality is most tenants live above their means and rent more than what they can truly afford. We have late payments and stories almost every renewal time. Just imagine dealing with that monthly. No be me and them.

    5. Also want to add that there are a lot of creative ways to split the cost of rent. Landlords can look into allowing multiple families in one unit (like Dubai) and long term we probably need to build more of self contained units. The truth is, this is a business for us too. Some of us borrow to build those houses and need to pay back. As much as we understand that tenants have challenges, we also have bills to pay that depend on us getting paid on time.

  2. I love yearly rent because it gives you enough time and gap to prepare but guess what?

    It's still difficult to keep up especially when you are saving towards it and an unforeseen bill comes up to thwart your plans.

    1. As in. My rent is yearly. My rent is due by end of April,only for landlord to bring notice of increment on February 23rd. Increase from 400k to 500k for a one bedroom flat in yenagoa. Can you imagine? Of course,we the tenants objected to such short notice increment and thank God,our landlord is a reasonable man who saw reasons with us. So we will pay the old rent for this year and get ready for increment next year. Even the 400k I don't have it complete yet. I will just collect quickcredit from my bank to pay and repay the bank monthly for the next 9months. God bless my bank oh

  4. My rent is yearly..

    What I do is divide the yearly rent by 12 months;then by Gods grace every month from my income I bring out that monthly rent and send to another account dedicated for my RENT.

    Then yearly I just transfer the bulk to my landlord..

    That way I’m not under pressure to use a month or two to gather bulk money for rent.

    1. This is exactly how I run mine. Also my kind of job 2 months could pass without me earning but when I work, omo space no go dey to even rest. So, sometimes I make that rent in a month, I just jejely transfer to that account dedicated for rent and then face my life and other things I need money for.

      It's all about planning. Work around your income and save.

  5. Ibadan is worst ooo....no Land lord go collect monthly pay from you ooo and there is this new style from newly built house owners now, they demand for a year and half pay as a new tenant.

    House in Ibadan is so scarce and there price is alarming. Two bedroom ma 400k. Have been looking for apartment and it hasn't been easy.

    It's either you see a room and parlour 300k rent alone and the house no get water, u need to start carrying bucket all around. Agents are just too wicked, they are the ones who tell house owners what to do and price to put on their apartment.

    Abeg, na only God dey help person...as for me, I drop at least #500 in my piggy bank for house rent but might not be everyday, depends on sales..

    2. 400k is good na. People in Bayelsa are suffering. 2bed in Yenagoa is btw 900k - 1mil for new buildings while the old ones 600k to 700k. All the savings you have for the yr , na house rent you go use am pay. . Then since there are no proper power system, you have to fuel your Gen. E no easy o

    3. You are very correct about agents telling landlords what rent to put. The so-called barrister (head dry like wetin I no know ), he just whined the landlord to add N50k to rent, not even N20k that everyone is adding. The annoying thing is all the tenants collect the letters and kept quiet. The so called men in the compound that suppose to gather and kick against the increase kept quiet. Did government increase my salary by even 5k? Make God help us.

    4. This is the price of self con that one stay on Abuja, una dey enjoy and still complain. In Abuja this 400k self con water is not even constant especially dry season but wicked agent will tell you that borehole is constant.

I live in ibadan,the agents here are very wicked and hungry.They tell those landlords to collect a year and half rent.My area in akobo.A two bedroom apartment costs 600k with their nonsense agency fee of like 150k.Still the rooms will be small with toilet and bathroom in a single space.Those agents put all their life issues on the rent you want to pay.Apologies to anyone that is an agent,but I do not think you can make heaven.Especially these short pot bellied hungry looking ones in ibadan here.Mtcheww.

Not anymore,agents have taken over and spoilt everything.More than 3 agents can be on just one apartment,and all of them will collect not less than 20k each as their commission.No proper maintenance agreement,the worst part is that these houses are old buildings that have either been renovated or left that way for incoming occupants to take care of.

  8. I prefer the yearly bulk payment...it gives you time to plan for the next..but no b every time person dey get Moni...too many expenses these days. My rent just expired Feb ending and my landlord is on my neck already as if she doesn't live in Nigeria to see what we are going through.it is well oh!

  11. We Live in The Island and pay almost 6m Yearly.
    Now my Daughter is in Canada schooling and her Rent is Monthly.
    $600 .
    Abeg its Hard oooooo paying almost 240k monthly.
    This is exclusive feeding,TP.
    Hey God we thot we were " Comfortable" until Canada bill enter.
    Abeg Yearly Rent is preferably 4 me.

  13. My own landlord blatantly refused collecting 6 months from us o, despite knowing we would be moving out to our own apartment in few months time, he still insisted on yearly payment citing that he will never collect 6 months rents, we had no other option but to pay him for one year

  14. My Landlord accepts installments though he prefers bulk payment. I live in a Lagos suburb. 2 bedroom flat is between 300 and 350 for old tenants. New tenants pay as high as 700k for 2 bedroom flat, excluding agent and agreement if the house is newly and tastefully built.

  15. I prefer yearly rent payment so that it can give me more time to do my monthly contribution without panicking. If they start monthly payment of rent here we can also adjust to it.

    You pay once in a year and test till the next year, houses are very cheap in Kaduna. The house I paid 125k in Kaduna is around 500k here in Abuja I was wishing I could move that apartment here but no way.

    House rent is wounding someone in this Abuja but people will never understand.

  17. Lol there is no monopoly on suffering please. Ghanaians pay yearly too and rent there is shocking. That being said of course we all paddle our canoe and tough is tough. My own is when landlords don’t give enough notice. Last year my landlord increased my rent by almost 30% negotiated down to 20% cos I’ve been there almost 5yrs same rent and I understand country is showing everybody shege. But just received message that they want to ‘inspect’….hmmm
